Thank you for choosing Lightning Creek Apartments! We take a considerable amount of pride in providing quality housing to anyone that meets our qualifications. C-Star is committed to complying with all applicable laws including all Fair Housing Laws and prohibits discrimination based on race, color, creed, sex, marital status, age, source of income and national origin. Below is a list of minimum requirements and qualifications the management utilizes to determine the eligibility of each applicant. The information below is provided to give an understanding of the qualifying procedure. All of the items below are necessary to assure the proper review of the application package.

  1. Application: A signed and fully completed application for each person over the age of 18.
  2. Application Fee: ($35.00 per application) ($50.00 for Married Couples) is required before your application can be considered and/or processed. No cash will be accepted. Application fees must be paid in separate (MONEY ORDERS ONLY) from all security deposits. Please make all Money Orders payable to Lightning Creek Apartments.
  3. Security Deposit: 1 bedroom:$ 200.00 / 2 bedroom: $300.00. No cash will be accepted. Security deposits must be paid on separate money orders and all application fees.
  4. Pet Deposit: $200.00 per pet (no more than 2 pets per apartment home) $200.00 is a nonrefundable fee. $10.00 a month pet rent per pet. (Each pet must not weigh over 25 pounds full grown.) Pet deposits must be paid in 2 money orders.
  5. Lease Terms: One year (1)
  6. credit Report: A credit report will be obtained for all applicants. Negative credit information will be reviewed as to the age of the account, account type, and the extensiveness of the negative debt. Outstanding judgments or liens may not be accepted and if accepted will result in an additional security deposit amount equal to or larger than one month's rent or possible denial. Any "open" bankruptcy is an automatic denial.
  7. Rental History: Positive rental or mortgage payment history for one (1) year is required. Delinquent rental payments, Evictions and/or failure to fulfill terms on prior lease are grounds for denial.
  8. Employment History: Current and/or previous employment for twelve (12) months is required.
  9. income Verification: Written verification signed by your employer, previous year's tax return, or (2) most current paystub required.
  10. Income Requirements: Applicant must have 33% rent to income ratio
  11. Maximum Occ:upancy: :Two (2) people per bedroom.
  12. Electric: Proof of electric service will be required before move-in.
  13. Renters Insurance: Proof of renters insurance (a value of $100,000 liability} is required prior to move-in.
  14. Criminal Background Check: A criminal background check will be done on each applicant. Record of any felony or violent criminal past will be grounds for denial.
  15. Valid Identification is required for all persons.

By Choosing "I Agree" and continuing to the application, you acknowledge that you have read and understand ALL of the above information and give permission for management to obtain my credit report and any applicable information in review of my rental application. I also understand that the deposit given to hold the apartment is nonrefundable if applicant(s) cancels (72) hours after the receipt of the application.
